Position Overview:

Goodwin & Thyne Properties, a boutique real estate brokerage in Santa Barbara, is seeking a full-time, in-person Director of Marketing to lead the strategy, execution, and design of all marketing efforts across the brokerage. This position plays a key leadership role in maintaining the company’s premium brand image, supporting agents, and executing high-impact campaigns to promote listings and the brokerage as a whole.

The Director of Marketing will oversee one Marketing Manager, manage daily creative and operational tasks, and serve as the go-to expert for all things marketing—from social media to print design to listing launches. A deep understanding of the Santa Barbara area and real estate landscape is essential.

Key Responsibilities:

Marketing Leadership & Strategy

Develop and implement marketing campaigns for the brokerage and individual agents
Manage all brokerage branding, both digital and print
Lead internal marketing calendar for seasonal campaigns, listings, and events
Supervise Marketing Manager and delegate daily creative and operational tasks

Listing Launch Support

Coordinate professional photo and video shoots for new listings
Write compelling property descriptions and enter listing data into MLS
Create full property marketing packages, including brochures, mailers, and digital ads
Prepare and distribute “Just Listed,” “Open House,” and “Just Sold” collateral

Creative & Graphic Design

Design print and digital assets using InDesign and Canva
Produce property brochures, postcards, social media graphics, email graphics, and print ads
Ensure all design work aligns with G&T brand standards and luxury tone

Email Marketing & Copywriting

Write and distribute email campaigns via Flodesk
Develop newsletter content, event invites, property alerts, and agent announcements
Ensure all copy is clear, compelling, and tailored to a high-end audience

Website & Social Media Management

Manage content updates and enhancements on the G&T website
Oversee day-to-day posting and content strategy for Instagram, Facebook, and LinkedIn
Track analytics and engagement for performance insights

Agent & Office Support

Respond to agent marketing requests and provide guidance for campaign strategy
Ensure timely turnaround of marketing materials and high-level support across all departments
Serve as the in-house expert on real estate marketing trends, tools, and compliance

Qualifications:

Minimum 3–5 years of experience in real estate marketing or luxury brand marketing
Strong graphic design skills with advanced proficiency in Adobe InDesign and Canva
Excellent copywriting, editing, and storytelling ability
Solid knowledge of Santa Barbara neighborhoods, local lifestyle, and high-end real estate
Familiarity with MLS platforms, Flodesk, Canva, and basic website CMS tools
Ability to manage multiple deadlines with a detail-oriented and proactive mindset
A team player who thrives in a fast-paced, collaborative environment
